Current limiting factor: Enter your figures
The recommended maximum assumes the bank funds 75%. The stretch maximum can use extra cash or CPF when your approved loan covers less than 75%, while keeping the selected buffer. Maximum prices are rounded down to the nearest S$1,000.
Why this recommended maximum?
The lowest of these three price limits sets the recommended maximum. The cash + CPF limit also allows for any CPF shortfall paid with cash.

Your purchase breakdown
At the recommended maximum
1. How the purchase price is funded
Together, these payments add up to the purchase price. BSD is added separately in section 3.
| Payment | Calculation | Required | From loan | From CPF | From cash |
|---|
2. Is there enough cash and CPF?
Compulsory 5% cash
CPF cannot replace this cash requirement. Any shortage here is already included in the total upfront cash shortfall below.
Remaining 20% downpayment
Any part not covered by CPF is paid directly with cash. This is included in total cash needed upfront.
3. Buyer's Stamp Duty, band by band
This estimate assumes the purchase price is at least the market value. Actual BSD uses whichever is higher.
| Residential BSD band | Amount in this band | Rate | Duty |

4. Add up the cash you need
The total cash shortfall compares all upfront cash required with your cash available. It includes the compulsory 5% shortage; do not add that shortage again.
5. What remains after purchase and buffer?
Negative balances are shown as shortfalls. The buffer is a reserve for future mortgage payments, not an additional purchase fee.
| Step | Calculation | Cash balance | CPF balance |
|---|
The buffer uses remaining CPF first, then cash, matching this planning model. It assumes that CPF is eligible for the monthly mortgage. For a new launch, this is the full-loan repayment estimate, not a progressive-payment schedule.
What this estimate includes
75% bank-loan assumption, 5% compulsory cash, the remaining 20% from CPF or cash, residential BSD, mortgage estimate and your selected buffer.
ABSD, legal and valuation fees, renovation, cash over valuation, CPF withdrawal limits, TDSR and progressive-payment timing.
Planning estimate only. BSD is based on current residential rates, but actual duty is calculated on the higher of purchase price or market value. Confirm financing, CPF use and duties with the relevant institutions before committing. Check CPF housing guidance. Check IRAS guidance.
